1. How often do you want to use it?
At the beginning of each year try and work out when you want to stay at your Barbados villa and for how long. Even if it is a rough guide it will make it clear to yourself and your house manager which dates are not available for potential renters and which dates they can push.
2. Employ house managers you can trust
Unless you also live on the island of Barbados, you are going to need a house manager for your villa whether you are renting it out as a holiday home or not. If you are looking to rent it out, then the house managers need to know how to handle potential clients when they are in house, staffing levels, any tradesmen needed plus the day to day running of the villa. Luckily there are several good house managers in Barbados to choose from.
3. Let your house managers advertise your Barbados villa rental
Your house managers will automatically add your villa to their books and they will get a number of people come directly to them for bookings. Your house managers will also have worldwide agent contacts and can release your villa details to them so they can offer your villa to a much wider audience. Please note that overseas agents do charge a 20% commission on all bookings and your house managers will then also have a commission figure to add on to this as well.
4. Realistic prices
When it comes to setting the prices for your Barbados villa you should follow the guidelines offered by your house manager and also what other villas of a similar standard and within your area are being rented out at. If you are looking to maximize the number of bookings then be realistic. This doesn't necessarily mean low prices but prices that fit in with the standard of your villa and where it is located in Barbados.
5. Be open to discounts
Everyone without exception loves to get a deal so try and be open to discounts as much as possible. Your number of bookings will improve without fail. By discounts we mean 7 nights for the price of 6 or 14 nights for the price of 12 as good discounts. Obviously you may only want to do this on 'off peak' rates but also consider it for last minute rates or for smaller group bookings. i.e 2 people staying in a 4 bedroom villa.
6. Create your own website
This can be done very cheaply now and is reasonably straight forward to create a simple website. You can then pass it on to people so they can see you villa details.
7. Piggy back on other villa websites
There are several good quality websites available where you can add your Barbados villa details for an annual fee. You can then use their greater exposure to get your villa out there to the wider public.

8. Provide good quality photos of your villa
You can write the most descriptive piece on your villa that is possible but it is nothing without good quality large photos of your villa. It is definitely worth considering hiring a professional photographer to take a few photos of the villa.

Have these set out in simple easy to understand points so both yourself and your clients know exactly what you expect from each other in terms of renting your Barbados villa rental.
10. Respond quickly and be courteous
Any enquiries you get from clients or your house manager be sure to respond quickly. In all likelihood the client will be looking at several options and the quicker you respond the more likely they will choose you over another option. Finally be polite. The potential client might ask for a crazy discount or make you do lots of work and then go somewhere else at the end of it all. Always explain what your best price is and if they do chose another villa, always wish them a great holiday. You never know when they might come back.
