1. Quality photos/images
There is no single thing more important than excellent quality images of your Barbados villa rental. Cameras these days make it much easier to take good pictures but unless you are very confident in your photographic capabilities, I would strongly suggest having a professional photographer come in and take some shots for you. Although it is an additional expense, it is well worth the money if you are serious about getting the best from your Barbados holiday rental. Whoever you decide to use to take the images, make sure your Barbados villa is tidy, clean and looking its best. Ensure plenty of natural light is available and I would not recommend having people in the images.
2. The right number of images
This slightly depends of the size of your Barbados holiday rental as you may have more areas to photograph but between 15 and 20 'good quality' images is ideal. Under 10 images and the potential guest will find it hard to get a proper idea of the villa rental but too many images (especially poor quality ones) will just make them switch off and look at another property. You do not have to have a picture at every angle from every room but be sure to include outside the property, any gardens and even an image of the nearest beach or important amenity. Please note that if your Barbados villa is not a beach villa and you do add a picture of the nearest beach, be sure to clarify this in your write up.
3. Clear, concise description
As a villa owner it is very easy to go into an 'over the top descriptive meltdown' when writing about your villa. Keep it simple, highlight the key stand out parts initially (e.g breathtaking sea views, beach location) followed by a description in simple English language of the rest of your villa. It only needs to be a few paragraphs long, anymore and the holidaymaker will lose interest and move in.
4. Use bullet points for the key highlights
If it is possible within your advert, highlight the key 5 or 6 points from your Barbados villa rental. A potential client is more likely to go straight to this to see if it is somewhere they would want to go. A good example of this is at the website Tropical Island Rentals as they use a feature called 'Property Hot Points' which showcase the villas best points. An example can be found by looking at Illusion villa on Sugar Hill, Barbados.
5. Have up to date prices
Finally make sure your prices are all up to date and correct. Potential clients will be put off if you are still highlighting prices from previous years. It will indicate that you are not actively using the advert and they will more than likely move on to another Barbados villa rental.
All of the above points are simple to follow, but they are 5 areas which will without doubt improve the number of rental bookings you receive. Good luck!
